Exacts vs Phrase

So for those of us that like to use metrics when it comes to valuing domains both Exacts and Phrases are a big part of valuations.

However which do you guys think matters more?

Do you only use one and ignore the other?

Or are they pretty even in your eyes? Or do you give a greater preference to one over the other?

What's everyone's thoughts on phrases vs exacts?
 
I used to really concentrate on exacts but now look at phrase a lot more.

For some domains (eg geo's), phrase is all important. For others such as MFA potential 4-worders, you'd just worry about the exacts.

Broad still has limited use IMO
 
I would use both as a metric,

I mean Exact to me is important, but you also need to consider in Phrase, because if you have a domain that has 2,000 exact but then 40,000 phrase you can also use it as part of your sales pitch to a potential buyer.
