Buying domains - Sale Agreement template

Hi

I am about to buy two domains from a guy, he does not like to do the transaction over netfleet (asking me - buyer to pay netfleet's fees) and he wants funds to be in his bank account, not paypal..

I am bit reluctant. any sale agreement template that I could use? is it legal to get a simple statement like

"upon receiving $XXX in to my bank account number XXXX XXXX from seller name, I will transfer XXXX.com.au and XXXXX.com.au domains to Seller name within 5 days


if something goes wrong, will i be able to show this to my bank and chargeback.

Seeing as Netfleet played a major part in bringing you and the seller together, don't you think they should be rewarded for their part?

They now know who you are so it might be a good idea if you want to keep using their services (like the drop catching service > LLL.com.au) to give them their due.

of course yes, but this sale agreement was discussed without netfleet. I sent an email and the owner agreed to sell....
yes I can pay $80 and use Netfleet for this sale, but
