Ok, I have found a 2 word .com.au that has 60,500 global monthly and 1900 local monthly (very low competition) in an area I have quite a lot of expertise in. (match type exact)

Is this a worthwhile domain to invest in ?

Well actually, I only get those results with Broad, Exact and Phrase all ticked.
If its just on exact its far less. 880/36

Depending on the length of a domain, and it's niche, a lot of people also tick the "phrase search" box as well.

But as James and others have said, make sure you are getting Australian results. ;)

what about 3 word domains with around 20 letters, are they likely to be worth anything ?

too hard to guess .. take for example jobsjobsjobs.com.au The name was worth nothing but the company and website would have value now only due to all the work and money they put into it. Branding wise its clearly a massive risk they took and lots of advertising dollars needed to build it. With a better name they would not need all the advertising dolllars ..... maybe jobsjobsjobsjobs.com.au ? Joking

Unless the name is quite popular it isn't likely to be worth anything, 36 searches? forget about that. I'd suggest watching the drops daily. See what sells and what the search numbers are.

    Some examples from drop.com.au

    ProjectManagment.com.au $456 (210 searches, $7.33 est bid)
    AflFixture.com.au $455 (8100 $1.77 est bid)
    TravelReviews.com.au $235 (480, $0.00)
    DrivingExperiences.com.au $178 (140, $3.44)
    Carads.com.au $177 (320 $1.68)
    Dnf.com.au $161 ($880, $0.00)
    BungyJumping.com.au $158 (390, $0.00)
    BrisbaneConveyancing.com.au $127 (320, $0.00)
    MelbourneConveyancing.com.au $127 (170, $6.01)

In other words for the name to really be worth anything it needs to be stellar with reasonable popularity and/or commercial focus.
