How to value Sports domains (.com.au)

I have an interest in Sports domains, but I'm struggling to value them, and I struggle to see how one can get a ROI if the domain costs many thousands of dollars.
Australia is big on sports, but we have a very large numbers minor sports. These sports are often very cheap to play and can be played just about anywhere, so there is not a lot of money in the sport.
So how does one value a (minor) sports domain like
Sportname.com.au?

I've been looking for previous data...could only find a few. Is there a good site that list previous sales? Netfleet only has a short list.
 
Just my two cents, most sporting clubs already have their domain name, and most sports are run by an statewide organization, that also have their name, So the only people interested in it would be people wanting to make a site dedicated to the sport type and try and make it profitable, Or a sports supplier. That's what I think any way.

Yes I know the major sport domains are expensive, which is fair enough as there is lots of money in the sport, but I'm asking about the minor sports, where there is no media coverage and where things are cheap.
 
I m puzzled...what sport is to small.....even, chess is huge, darts also....baseball and softball are quit big....all sports are gponna be linked to a greater global association....I remember when soccer wasnt popular....very small in size but now it's huge.
