Default What's Worth More?

I was just interested to get some opinions on what's worth more?

A semi decent domain (I'm thinking two word, semi-commercial domain with 3000 phrase match searches a month) that has had a rather crappy minisite thrown up on it that is relatively unsuccessful or a domain name that has never been developed?

I guess the real question is does a crap minisite on a decent domain devalue the potential sale price of the domain?

Um if the mini site is crap then who is going to want it, unless the buyer does not know much about websites.

Depends how good the "undeveloped" domain is too.

I assumed that someone who knows a thing or two about websites and domains will no that if a crap minisite is already up and running on a decent domain that doesn't mean they can't take it down and start a new site from scratch.

I would think that any website crappy or not adds some value to a domain. But it may be marginal. The exception would be if the website is crappy enough to be deliberately de-indexed by google but that's pretty rare

I think it would devalue it for some people who may not realise the latent potential of the domain and only take it on face value based on the stats being churned out by the current website.

Would say the minisite adds no value, not sure I would say it adds "negative value" except for the fact that some might think the name is not for sale. Though perhaps there is come kind of perception of lower value if the development is bad though, like if you saw a house for sale in double bay with old valiants parked on the front lawn.

I'm not referring to any of my sites specifically (I have dozens). I was just reflecting as I have had some sites perform well using a systematic setup, design, development and marketing process and others which have performed pretty poorly using the same process, and others that were made quite awhile ago that were poorly designed yet are getting great results.

Anyway, I was just thinking to myself inevitably I think I'll look to sell these sites (along with the domains) and it got me thinking about the effects of adding a site to decent domain given that once you add a site to a domain you are no longer just selling the "potential" of a domain.

This is what I was worried about.

What I'm more worried about is that an ugly site that performs well might not sell as well as a pretty site that performs poorly.
