Here are the numbers I'm seeing below for Google's Australian results.

property for sale 110000
property sale 110000
properties sale 33100
properties for sale 27100
property sales 18100
commercial property for sale 2900
commercial property sale 2900
property 4 sale 2900
rural properties for sale 2400
rural properties sale 2400
sale of property 2400
www property for sale 1900
rural property for sale 1600
rural property sale 1600
property for sale com 1300
private property sale 1000
private property sales 880
property fro sale 880
property on sale 880

Where are you getting 590 from?

using the google keyword tool,
https://adwords.google.com/select/KeywordToolExternal
type in property sale
then make sure you have the results tailored to australia
untick the "use synonyms" box.
click get keyword ideas
once the results are up it will have your approx search volume for february of 590

You also need to change drop down menu from broad to exact and you can see it normally has 320 per month average, Feb was higher at 590
Troy, Soj is right you can't use the tool with broad as it gives a higher number, exact is about right for the exact term.
Thats what I use and going on my Moreton Island site which is #1 on Google, numbers seem correct.

Ok, I did the above and still came up with 110,000. I then changed the match type to "exact" which then gave 320. I still can't get it to say 590.

Should show 320 monthly average which is what you said its showing and next to it will be 590 for Feb stats
